What’s the process for building a new home with Midwest Design Homes?

Building a new home can be an exciting and rewarding experience, but it also requires planning, preparation, and coordination. Here at Midwest Design Homes we are excited to come along side you through the whole process. We walk through each step with you so you don’t have to worry about any of the building process.

1. Call us and schedule a short meeting. We want to meet you! We’d love to sit down briefly and talk about what you’re looking for. We can chat about timeline, if you plan to build or buy, and the next steps. We love to meet our potential future home owners!! Contact us here to set up a short meeting to talk.
2. Find and purchase the lot. You’ll need to find a suitable plot of land that meets your needs, budget, and zoning requirements. There is a lot that goes into this – you’d need to check the availability and cost of utilities, such as water, sewer, and electricity, and obtain any necessary permits from the local government. Luckily, we at Midwest Design Homes know the lots available well. We know the processes and steps, and we will take care of all of this for you. 3. Hire the right experts. Midwest Design Homes already has the expert team waiting for you. Our team of professionals come along side you to make sure that your home is done to perfection. Meet our team here.
4. Start the design process. We will all work together to plan your dream home! We will create a floor plan (or choose one of our many floor plans available), a layout, and a style for your new home. You should consider your lifestyle, preferences, and budget. We will make sure the design meets the building codes and regulations. We will select the materials, finishes, and fixtures for your new home, such as flooring, countertops, cabinets, appliances, and lighting. We walk through these processes together! Having our team of experts beside you takes the stress away from this FUN and ENJOYABLE building process.
5. Get financing. You may need to secure a loan to pay for the construction and purchase of your new home. You should shop around for the best interest rates, terms, and fees, and get pre-approved by a lender. We talk and work with the best lenders for both construction loans or purchase. We can provide you with some of the lenders that have the best rates and programs for you.
6. Prepare the site and pour the foundation. It’s time to start building!! We will clear the land of any rocks, trees, and debris, and level the site. We will dig for the basement, and install the footings and the foundation. The foundation supports the structure of your new home and protects it from moisture and soil movement.
7. Complete the framing and the exterior. We will then erect the skeleton of your new home, which includes the walls, the ceiling, the roof, and the windows and doors. We will install the siding, the roofing, and the exterior finishes, such as brick, stone, vinyl siding and cement board. The framing and the exterior define the shape and the appearance of your new home and protect it from the weather.
8. Complete the plumbing, electrical, and HVAC systems. Next we will install the pipes, wires, ducts, and vents that run throughout your new home. We will also install the outlets, switches, fixtures, appliances, and equipment for the plumbing, electrical, and HVAC systems. These systems provide water, power, heating, cooling, and ventilation to your new home and make it comfortable and functional.
9. Install the insulation and the drywall. We will spray foam the spaces between the framing and the exterior with insulation, which helps regulate the temperature and the noise level in your new home. At Midwest Design Homes, we exceed insulation standard to provide comfort and energy savings. Then we will cover the walls and the ceiling with drywall, which creates a smooth and even surface for painting and decorating.
10. Finish the interior and the exterior. Now it’s time to complete the final touches and details that make your new home unique and attractive. This includes painting the walls and the ceiling, installing the flooring and the countertops, install custom cabinets and the doors, hanging interior doors and trim, and install the hardware.
11. Conduct the final walk-through and inspection. We check every aspect of your new home and make sure everything is done correctly and according to your specifications. We do a “500 point” inspection at the final walkthrough (we also do inspections at framing and insulation). All our homes are Focus on Energy inspected at different points and test them at the end. We will also have your new home inspected by a professional who will verify that it meets the safety and quality standards. If there are any issues or defects, we will have them fixed before you move in.
