How to Choose Your Dream Home: A Guide for Homebuyers

Buying a new home is one of the most exciting and important decisions you will ever make. But it can also be overwhelming, especially if you are not sure what you are looking for. There are so many factors to consider, such as location, size, price, style, features, and amenities. How do you know what is important to you and what is not?

1. Determine your budget and priorities

We have some great priced plans that give more bedrooms and more square foot for your budget! When we start working together, you need to decide what your priorities are. What are the must-haves and the nice-to-haves in your new home? What are the deal-breakers and the deal-makers? Here are some common factors to consider:

  • Number of bedrooms and bathrooms: How many people will live in the home? Do you need extra rooms for kids, guests, hobbies, or work? Do you prefer a master suite or a shared bathroom?
  • Staying on budget or more upgrades? Are you at a firm price or more flexible? Do you want ALL the upgrades? Are you willing to compromise on anything to fit your budget?
  • Size and layout: How much space do you need and how do you want it to be distributed? Do you prefer an open floor plan or separate rooms? Do you need a basement, a garage, or a backyard?
  • Extra space: Do you want a room for the kids stuff? Do you want a personal office? Do you want a finished basement or the option to finish it?
  • Outdoor space: Do you want a big backyard or do you want a small lot that’s easy to maintain?
  • Style and features: What kind of architectural style and design do you like? Do you want a modern or a traditional home? Do you want hardwood floors, granite countertops, stainless steel appliances, or other features? Do you want high ceilings and big windows?
  • Location and neighborhood: Where do you want to live and why? Do you want to be close to your work, school, family, or friends? Do you want to be near public transportation, shopping, dining, or entertainment? Do you want a quiet or a lively neighborhood? Do you care about the school district you’re in?

2. Compare your options and weigh the pros and cons

As you work with Midwest Design Homes, we will browse floor plans and visit homes, we will compare your options and weigh the pros and cons of each one. You can use a checklist, a spreadsheet, or a notebook to keep track of the details and your impressions of each floor plan or home. Remember, not all square foot price is the same. Tell us what’s is important and we can either show you plans to fit your important needs and also your budget or well help design it.

Some questions to ask yourself as you compare homes are:

  • Does the home fit your budget and priorities?: How does the home match your must-haves and nice-to-haves? How does the home fit your lifestyle and preferences? How does the home compare to other homes in the same price range and location?
  • What are the benefits and drawbacks of the home?: What are the strengths and weaknesses of the home? What are the features and amenities that you love and hate? What are the opportunities or possibilities for improvement or customization?
  • How do you feel about the home?: How do you feel when you walk into the home? Can you imagine yourself living there? Do you feel comfortable and happy in the home? Do you feel excited or anxious about the home?

3. Make a decision

After you have compared and evaluated your options, you need to make a decision. You need to choose the home that best suits your budget, priorities, and feelings.
